Resurfacing your decks
is very important because they wear out. All deck coatings need to be maintained on a
regular basis. The time interval for this process depends on the type of coating
installed, traffic patterns, and maintenance performed. Most coatings require a new
topcoat to be installed every 2 - 5 years. Some pebble deck systems require a new topcoat
every 6 months to 1 year. The addition of a new topcoat will ensure a long lasting,
properly performing deck coating system. Failure to clean, maintain and resurface your
decks will lead to premature deck failure and costly replacement of the entire deck
coating system.
Should it be necessary to replace or recoat the entire deck, several questions should be asked prior to selecting a coating contractor and material manufacturer. Find out the cause of the failure of the existing material. Was it poor workmanship, faulty material selection, bad substrate, lack of drainage, or lack of maintenance that caused the existing problem? Find out how the deck coating contractor will solve these problems. Also find out how the coating contractor plans to deal with occupied units and cooler, wet weather. This is an area where the coating type and manpower can make a big difference in the success of your project. Good contractors stress the following: * Quality Workmanship * Commitment to Service Excellence * Proven Track Record * Experienced Project Managers * Experienced Field Personnel * Experienced Office Staff Water infiltration is among the most litigated areas in the construction industry today; take the time to investigate references and request proof of insurance. Insurance should cover general liability, workmans compensation and automobile liability. Ask to see a copy of the warranty from both the manufacturer as well as the contractor. An experienced coating contractor will provide you with a coating system and schedule that will work for your project. Now is the time to make your annual survey of all areas that are covered by a deck coating. This will help prevent leaks into units and will extend the life of your deck coating system. Visually inspect the deck surface for cracks, tears, and bubbles. Look into corners, around drains, under doors, by posts and along flashing edges. The area under door thresholds is a major culprit for leaks during wind driven rain. Use a good quality urethane caulking, (which may be purchased at a local waterproofing distributor) that is similar in color to the deck coating, to seal these areas. Ask your local distributor for proper application techniques. The urethane caulking should stop leaks in most small areas and can tide you over to the dry months when proper treatment of the damaged areas can be performed. Check all drains, scuppers and gutters to make sure they are clean and clear of obstructions. Be on the lookout for plants, pots and large objects that may block or hold water on the deck. Check stair nosings to make sure they are down tight and are not a tripping hazard. Make note of the general condition of the deck surface as this will help you determine the right time to resurface your deck. These simple steps can help ensure a trouble free deck during the rainy season. The time taken now to inspect and prepare your decks can only pay off in the long term care of your building.
